Principal Designer (Building Regulations)

For clients and developers on higher-risk and complex residential projects

As Principal Designer under the Building Regulations, I plan, manage and coordinate compliance across the design for higher-risk and complex residential and mixed-use projects.

Having spent two years inside Building Control, I know exactly where projects trip up on compliance — so I find and manage that risk early in design, while it is still cheap to fix, not at handover.

This suits higher-risk residential blocks, refurbishments and developer schemes where one person needs to own compliance from design through to completion.

Fire Risk Assessments

For freeholders, managing agents and RMCs of residential and mixed-use blocks

I carry out Fire Risk Assessments as a Level 4 qualified assessor and a member of the IFSM, across residential and mixed-use buildings.

Assessments are proportionate to real risk and clearly prioritised — written so the person responsible for the building knows exactly what to do first, and giving you a defensible record for your responsible-person duties.

As a Level 3 qualified Fire Door Inspector I also inspect fire doors and advise on compartmentation and means of escape.

Condition Surveys

For freeholders, landlords and buyers planning maintenance or works

I assess a building's fabric and services and report its condition, defects and priorities, with indicative repair costs so you can plan and phase the work.

The report is photo-led and written in plain English — suited to maintenance planning, pre-refurbishment review, or simply understanding what you own.

Defect Diagnosis

For owners, landlords and managing agents with a recurring or unexplained problem

I track a defect back to its actual cause, establish how far it has spread, and set out your repair options — so you spend once on the right fix, not repeatedly on the damage it leaves behind.

Typical instructions include damp and mould, cracking and movement, and water ingress. Where it helps, I bring in moisture metering, drainage and CCTV investigation, or a structural engineer.

Design & Specification

For owners and contractors taking refurbishment or repair works to tender

Specifications · drawings · tender packages

I prepare detailed specifications and drawings for refurbishment, repair and compliance works — from cladding and weatherproofing to fire-safety alterations and access improvements.

Specifications are written to be buildable with the existing structure, compliant with the Building Regulations and Approved Documents, and clear enough to tender and administer without ambiguity. Where a proposal has Building Control or planning implications, I flag and manage them early.

Contract Administration

For clients running building works under a JCT or similar contract

JCT contracts · payment certificates · practical completion

I administer building contracts on your behalf — instructions, valuations and payment certificates, liaison with the contractor and design team, and certification through to practical completion and making good defects.

I work with the JCT family of contracts, suited to extensions, refurbishment and remedial schemes.
